EXPLORE THE NUMBERS

What could the fees mean for your rental?

Enter your own assumptions to compare proposals. No contact information is required. Start with quoted fees from a manager you are considering.

This calculates management and leasing fees only. It excludes vacancy losses, repairs, taxes, insurance, financing, and other charges. It is not a cash-flow forecast or Centana pricing.

  • How much does property management in Great Falls cost?

For most residential properties, Centana Property Management charges 8%–12% of collected rent, depending on the property and location. There is no management fee when the property is vacant. If we are not collecting rent, you are not paying a monthly management fee. Commercial and larger multifamily properties are quoted individually based on the property and services required.

  • Should I manage my rental myself or hire a manager?

Managing your own rental property frequently evolves into an exhausting second full-time job that compromises your career, family time, and mental well-being. Without professional systems, landlords often lose thousands of dollars due to ineffective marketing, unescorted property showings, and rushed tenant screening that results in costly evictions or property damage. Compounding these risks is the massive time commitment required for routine inspections, 24/7 maintenance emergencies, and navigating complex, constantly changing local housing laws. By trying to handle daily operations alone instead of leveraging a professional's economies of scale and industry experience, owners routinely face severe burnout, legal vulnerabilities, and extended vacancies that quickly erase any perceived savings.

Hiring a professional property management firm allows you to protect your investment while focusing entirely on your job, your family, and your peace of mind. Managing real estate requires significant time and specialized knowledge, which can easily overwhelm a busy schedule. Professional managers bring valuable economies of scale and deep industry experience, streamlining daily operations like marketing the vacancy online, showing properties to prospective renters, executing rigorous tenant screening workflows, and conducting routine property inspections. By delegating these time-consuming tasks to experts who can secure better vendor rates, handle legal compliance, and manage emergencies efficiently, you protect your physical asset, reduce stress, and reclaim your personal freedom.

  • What problems can happen even with a property manager?

Even with a property manager, rental properties can experience late rent, vacancies, unexpected repairs, property damage, and tenant disputes. Good management helps reduce these risks but cannot eliminate them. Poor communication, unexplained charges, incomplete financial reports, inadequate tenant screening, and neglected maintenance are warning signs that can worsen problems. At Centana, we believe owners deserve clear cost explanations, timely updates, and a practical plan when issues arise. Our role is to address problems promptly, keep you informed, and help protect your investment—not promise that nothing will ever go wrong.

  • How do I choose the best property manager for my property?

The best fit depends on your property and your expectations. Ask each company the same questions: Who is my contact? What is the total fee structure? How are applicants screened? Who approves repairs? What do statements show? How do I end the agreement?

Read recent owner and resident reviews, including critical ones and the company’s responses. Look for recurring patterns and ask about them. Request references for properties similar to yours, and confirm relevant licensing and insurance rather than relying on a “best company” claim.

  • What can my property rent for—and how long will leasing take?

Your property’s rental value depends on its location, size, condition, amenities, and competition from similar rentals. At Centana, we evaluate comparable properties and current demand to recommend a price that balances rental income with attracting a qualified tenant. Leasing time varies with pricing, property readiness, season, and market conditions. An overpriced property can sit vacant longer, and that lost income may outweigh the benefit of asking for higher rent. We’ll give you a realistic rent range and estimated leasing timeframe, then monitor inquiries, showings, and applications and recommend adjustments when needed.

  • Will a real person answer when I call?

Centana has a staffed office at 507 First Avenue North in Great Falls. During staffed office hours, a person answers the phone. If our team is assisting another caller, leave a message so we can follow up promptly. Call 406-564-1171 for direct help. For emergency maintenance instructions, see our services page

  • Can I switch managers if my property is already rented?

Yes—you can generally switch property managers while your property is rented, without waiting for the lease to expire. The existing lease typically remains in place. Start by reviewing your current management agreement for notice requirements, termination fees, and transfer procedures. Centana can help coordinate the transition, including lease documents, tenant records, security deposits, and account balances. We’ll also notify tenants of updated payment instructions and maintenance contacts, making the change as smooth as possible for you and your renters.
